House hunting with a pre-approved certificate from First National Bank Home Loans is a pleasure. You can rest assured, knowing that your home loan has been approved in principle and having a clear idea of the amount for which you qualify. It also gives you considerable buying power when negotiating with a seller. The final loan approval is subject to the normal property finance evaluation.

100% financing

You may borrow an amount of up to 100% of the value of the home you wish to purchase (each application will be assessed on its individual merit).

Home Owners' Comprehensive Insurance

Home Owners' Comprehensive Insurance, which covers fire, lighting, storm, wind, hail, and burglary, as well as Embedded Life Cover, for loans up to E800 000 which cover death and disability.

Prepaid

Prepaid refers to the additional amounts you pay into your home loan over and above the required monthly instalment. This is a good way to reduce the term on your home loan and you can have access to the surplus funds.

Debt consolidation

Debt consolidation allows you to combine all your loans (car loan, personal loan, credit card debt) under your home loan. This offers you a single repayment over an extended period of time.

How the amount you qualify for is determined

The amount of your home loan is based on your maximum affordable monthly repayment. This is usually 33% of your gross income (it can also be based on 33% of partners' joint gross income).

Gross income refers to income before deductions.

Balance sheet (assets and liabilities) form to be completed
Marital contract/final divorce order (if applicable)
Non-citizens: certified copy of work permit, residence permit and employment contract
Insurance details (mortgage protection/house owner's insurance if available)
Valuation report to be requested by the bank
